Documents usually needed for sale
To start the instruction, the owner usually only needs to provide these basic records.
- Property title deed / purchase contract held by the owner
- Seller’s power of attorney (POA) for the appointed lawyer, prepared with the legal team
- Recent water, electricity and building common-charge bills
Under a standard non-exclusive sales instruction, the seller brokerage commission is 2% of the final sale price, plus 24% VAT.
If the full file is not ready, our lawyers can handle the preparation.
After receiving the formal POA, the legal team can coordinate the cadastral records, engineer documents, energy certificate, tax clearances and transaction file with the relevant professionals.
Example: a €300,000 sale carries a €3,000 lawyer fee.
